Well, your sequence of events is a tad bit off, but you're close. The room you're thinking of is the one in the boarding house, so forget about that. Same with the map, you can't buy it, but the button will lead you to the means to achieve it.
Have you tried playing the piano at least once? You have to try because otherwise you won't realize you can't think of a song and it won't occur to you to chat up the organ grinder (and going back and forth between Lynnville and Lucky Strike twice is kind of tedious). Once that's done, you're correct about the following:
1) Feeding the monkey. Try the piano at least once, then go find the organ grinder and chat him up. You have the right food in your inventory. Note that he can only be found in Lynnville during daylight hours! 2) Buying beans. (After you've fed the monkey, learned the song and played the piano.)
As you might notice, the leftover cash is not enough to buy into the poker game. But that's what the beans are for. Try cooking something up in the Dutch oven behind the wagon - its owner will be your new best friend.
